Reverting Back to Non-Professional Host on Airbnb

I unchecked the "Professional Host" box under Airbnb API settings because my paying for the guest fee experiment didn't yield the results I was looking for. However, several days later my listing still shows that I'm covering the guest fee. Does changing this setting automatically flow through to Airbnb or is there another setting I'm forgetting about?

No, that's not actually controlled from inside OwneRez - you'll have to work with Airbnb also to get that switched back in their system, if they're willing.

I had the same problem, but it's because my property is in St Lucia in the Caribbean.  If you API integrate with AirBnB, you are required to use the simplified pricing (where you pay the guest fee) unless your property is in one of the the following countries:  US, Canada, Mexico, Uruguay, The Bahamas, Argentina and Taiwan.

When I disabled API integration, I was taken off simplified pricing.  So I'll have to settle for iCal integration for AirBnB.

There's a fix for this!!  Total backdoor thing that I found on the Unofficial OwnerRez Support Group on Facebook.  Here's the link to the post, solution in the comments:

For those that aren't on FB, here's the text of the comment from John N Leslie Davidson, this is what worked for me just a couple of days ago: 

Actually the only way I could see the option [to switch back] and or see the option not greyed out was to click the link she posted from within my Facebook app on my iphone which has like a browser mode when you click a link within a Facebook post. Not sure if it was all just glitchy earlier or if they just didn’t roll out the change as well as they thought. The live chat feature on AirBnb told me it was no longer an option for api. However the posted policies don’t mention it for the US that way yet. But I agree it is probably gonna happen at some point or already is in process. Regardless I was able to change it to guests paying the fee for now.

I had the same thing happen to me about a year ago. When they first implemted this.. i was experimenting with different channel managers doing the free 30 day thing. and BAM!! i get hit with this mandatory pay the fee thing.. i spent some time with Airbnb customer support and basically told this was what the Host wanted etc.. so i had to live with it. I terminated all the API connections and about 6 months later they suddenly and unexpectedly changed it back to Guest pay service.. no notice or explanation..

So when i got on board a couple of months ago with owner rez.. i only hooked up the iCal. and removed insta book.. seems to be working great.
